From setting schedules and budgets to holding critical value analysis sessions, the preconstruction phase is critical to a project’s success. We gain a more in-depth understanding of the project, the commitments made, and the user groups; also, our team is able to develop a greater sense of partnership with the owner and architect. Each project is supported by our entire preconstruction department, which includes estimators, BIM coordinators, and schedulers.

Our preconstruction philosophy is simple: PLAN THE WORK and ENABLE INFORMED DECISIONS. Okland’s overall responsibility is to ensure that our client is able to get the best “bang for the buck.” Our approach for every project begins with an interactive and collaborative preconstruction phase.

We enjoy being an active part of the construction activities. We feel that this commitment to being builders enhances our team’s abilities in preconstruction planning and design reviews. Many of our superintendents came up through the trades and understand how the buildings come together. This enables them to provide thoughtful and valuable solutions for every project.

Our team has the ability to self-perform concrete, rough carpentry, miscellaneous hardware, solar panels, and minor demolition.

Scheduling

Primavera scheduling software enables our management to easily allocate the appropriate resources to each job, ensuring budget and schedule compliance.

Budgeting/Estimating

With the aid of current software technologies (BIM, Autodesk QTO, OnScreen Takeoff, Earthworks, Excel, ICE, etc.), our preconstruction managers/estimators are able to generate cost-related information almost instantaneously.

Budgeting Tracking and Audit

We use the most recent release of the Timberline Gold, the industry leader in construction cost accounting software, to track costs, record insurance certificates, lien waivers, joint checks, etc.

General Communications / Change Control

We use Prolog for project management, issue tracking, potential change orders, etc. It is also used in conjunction with Vela Systems to track field issues to be reviewed in weekly subcontractor meetings.

Okland is committed to building responsibly and in a sustainable manner. A company-wide commitment and focus on sustainability is manifested through our Tempe office, which is LEED Platinum certified and built by our own team members. Okland has completed (or has pending) two LEED Platinum projects, three LEED Gold projects, and various other sustainable projects. We also have an alternate energy team that has built many solar arrays of all types throughout the West.

Okland understands that LEED certification and sustainable principles must be integrated into the design early and continually emphasized throughout construction. The lifecycle cost of each element of the project will be considered by the project team and applied to the evaluation of every system and material.
